Many of my buyers are fulltime investors, but most are employed and desire to invest while working full time. All investors have a long term strategic plan to create wealth for their retirement years.

You Can Have The Resources to enable you to make informed, rational decisions?

Here are some of the resources I offer.

Understanding your goals and define an step-by-step plan to skillful negotiations in obtaining real estate.

  • We'll obtain the facts in the beginning to see the building, and learn all we can about the property. There is no possible way to benefit from any dialog in making offers until we obtain basic information about loans, ownership, number of units, tenant mix, contracts, and building types, and more. In Utah, agents will want you to make an offer and obtain the data while in the offer process. We will do a few things first before presenting an offer.
  • Even when people are closed mouthed, we can learn plenty when visiting the property. Information we obtain will be partially complete, and accurate or totally in error.
  • You are the means to the seller's end. The seller will not treat you as he treats his friends or family because you are neither. Remember, the only person who cares about you is the two of us. 
  • It pays to be paranoid. W will never ever accept the seller's information as factual. We will not believe his rent roles, expenses, or even his mortgage payments. We will double check every figure given to us.
  • The one who cares least wins. If you are the buyer and we find a seller who needs to sell, then you have the upper hand. Why? Because he needs the deal more than you do and therefore he is willing to concede more to make the deal work. On the other hand, if you have fallen in love with the property, then you need th deal more than the seller nd you will be more vulnerable to his terms. When you fall in love with the property, any chance you had in negotiating a good deal went out the window. 

Understanding choice of real estate agent is one of the most important aspect of your making a deal.

  • You would not go to a dermatologist for an appendectomy, so don't go to a residential agent for income property. My experience of 30 years in property management and sales has given me vast knowledge when purchasing rental property. I'm also experienced in residential sales.
  • Flexibility. I'm able to defer my commission and take a note or an equity position in lieu of my commission. I can always take a commission in the form of a note.


Together we will take the fear out f the contract

  • You will fear making a terrible mistake, although there is no guarantee that every deal will make you a fortune, there is a method that will give you the time you need to give your best shot.
  • We will tie the property up to do our reviews of the books, leases, title report, encumbrances, physical inspections, and much more. We'll tie the property up to continue our homework.

The right price

  • There is rarely one "right Price" The right price could be any of ten or more different figures. So, the ight price depends on several things. Price, Down payment, Interest rate and Time period.  These terms will play an important roe in establishing the "right price." 
  • We will take a few steps to get the offer accepted so we can start negotiations. At this point our offer will be negotiated in such a way that if all the information given to us from the seller is correct, we will be willing to complete the deal. This way, if any of th seller's information is incorrect, we will have a logical reason to make our second offer lower. The real offer is based on correct information, but worked out by the same guidelines and formulas.
  • Ask me about the following formulas, and I'll explain them to you in person. GRM, NRM, NOI, GPI, GSI, VAC, OI, GOI, TOE, DS, and CF. We will complete a five step process using the formulas. 
  • During our homework period we will review, other income, tenant mix, building type, vacancy, and the market, maintenance, bids, utilities, and we will set our limits and not go beyond them.
  • We will never give in, we'll always trade off. If we do this for you what in turn will you do for us in our offering process.
  • Would the seller buy the property based on the same terms and conditions he's requesting?
  • We will always convey to the seller that we are willing to negotiate on most items, but if a particular item is non-negotiable and can not be resolved, we will pass on the deal.
  • There are additional steps we will take to obtain other items in the purchase.


Property Management
  • I will provide you all the resources needed to do your own management, and I will provide you advice for the life time you have ownership. I will take the time to explain the basics in property management. That presentation usually takes 1 1/2 hour
  • Should you choose to have me manage your property, my rates will be below our current rate due to the fact you used me as your broker in your purchase.
